Is the homesite included in your sales price?

Short answer: Yes! A standard homesite is included in the purchase of your new home. However, if you would like a larger, tree-lined, lake view, cul-de-sac homesite, those homesites will have a lot premium. Other homesites in the community might require certain structural elements, which will be reflected with a lot premium. If you have questions, your community sales manager will be able to answer those questions for you!

Why are the home prices different in each community?

If you visit more than one community in which Arbor Homes builds, you may discover that prices for similarly styled homes may be different. That’s because the standards of each community dictate certain practices that can affect cost. Some communities, for instance, may require brick, additional coach lights or dimensional shingles.

Do you build basements?

Basements are available in select communities. Ask your Community Sales Manager for details.

  • Stick Built Construction: Arbor Homes offers quality “stick built” home construction. Each Arbor home is “stick built” by skilled craftsman, board by board, on the homesite of your choice. This gives your home straighter and stronger walls. “Stick built” construction also allows for better insulated corners, which will result in a cost savings through lower heating bills.
  • Included Features: With Arbor Homes, things like pantries that go on forever and huge homesites are included in your home. Many other builders call these upgrades, we call them included.

What stages will I go through in building my Arbor Home?

Throughout the home building process, you will encounter a number of milestones that mark the completion of one important detail and the beginning of the next essential step.

  • Visit the Model Home
  • Complete the Guest Registry Form – Were you referred by a current Arbor homeowners? Be sure to include them as your referring party!
  • Sign Purchase Agreement, select options and turn in Earnest Money

  • What is a credit score and why does it matter?

    A credit score is what most lenders use to determine your credit risk. Your credit score affects both how much and what loan terms (interest rate, etc.) lenders will offer you at any given time. Taking steps to improve your credit score can help you qualify for better rates from lenders.

    How much money will I need to put down for Arbor to start my new home building process?

    $2500 in Earnest Money is all it takes to begin the building process. Your Arbor Homes community sales manager will then meet with you to review the purchase agreement, finalize your selections and arrange an appointment to meet with one of our preferred lenders to secure your financing.

    What do I do if I currently own a home?

    If you currently own a home, you have two options.

  • First, you can sign a Purchase Agreement with a 60-day contingency. If you list your home with a Realtor and sell it within 60 days, we will guarantee our prices and your homesite (based on homesite availability).
  • Second, you may also want to list your home with a Realtor who provides a Guaranteed Buy Out Program. With this process, you and the Realtor will negotiate at what price your home will be listed. After a certain agreed-upon time if the home has not sold, the price will drop to a lower agreed-upon amount. If the home still does not sell, the Realtor will purchase your home. To compensate the Realtor for this risk, he or she is also listed as the purchasing agent for your new home. Ask your Arbor representative for the names of Realtors who perform GBOs. By participating in the GBO program, you can start construction on your home as soon as the GBO is signed.
  • What kind of warranty does Arbor Homes offer?

    To help insure your satisfaction with your new home, Arbor Homes provides a Builder’s Limited Warranty on your home and its equipment against defective material and workmanship for a period of one year. Certain portions of the mechanical systems are covered under warranty for two years from the date of closing. And all Arbor Homes are backed by a 10 year structural warranty.
